Architectural Review Committee

Overview

The Architectural Review Committee (ARC), whose members are appointed by the Board of Directors of High Vista, consists of volunteers from the High Vista Community.

The primary purpose of the ARC is to help preserve and protect the property values in the High Vista community.  This is done by way of the following activity:

·                     By reviewing ARB requests and making written recommendations to the Architectural Review Board (ARB) of Ridgewood Lakes Master Association, Inc.  The ARB considers the reasoning and recommendations of the Committee and the disposition of previous requests for similar modifications before issuing final approval or denial.  The final decision for approving or denying any application is with the Master Association ARB.

·                     The ARC is also responsible for developing reasonable standards for frequently requested homeowner modifications.  These standards are submitted to the ARB for review and, if necessary, clarification or modification.  In the event the ARB deems appropriate, the standard will be included as part of the planning criteria.

·                     By supporting our management company in the identification of violations of Master Covenants, Conditions and Restrictions (CCR's) as well as Village Declaration of CCR's.

Submitting a Request

No changes to the exterior of your property, landscaping, landscaping ornaments, and exterior wall decorations should be made without prior approval.  Criteria for changes can be found in the library in a book titled "Ridgewood Lakes Master Association; Architectural Review Board Planning Criteria for Ridgewood Lakes and Villages".  This Document Is Also Available Online By Clicking On The Following Link Below.  If you need assistance, contact any member of the ARC.

 ARB Planning Criteria

The procedures for requesting architectural changes are as follows:

Obtain the proper form in the clubhouse from the wall rack located near the Bulletin Board next to the box labeled "Architectural Review Board".

Complete the form specifying changes you want to make along with drawings or brochures showing measurements and locations of these changes. 

You may also elect to complete and/or printout a copy of the ARB Request Form online by clicking on the following link below.  Note that there is also a link  present on the ARB Request Form  (far bottom right hand side of the page).  This link will provide you with  important printing instructions so that the ARB Request Form prints on 1 page.

Make sure that what you want to do is clearly and legibly written so it is easily understood by the reviewing committee.

Exterior house paint and paver colors can be obtained upon request from the library.

Place the completed request in the box labeled "Architectural Review Board" located next to the Bulletin Board.

Requests are reviewed by the ARC who then makes their recommendation to the Master Association ARB.

The entire process of submission, review, and communicated decision back to the homeowner takes a minimum of two weeks, but will not exceed four weeks.
